This property, owned by the family since three generations is located on a 109 ha land, in the heart of the vineyards of Madiran. In an exceptional country, 27 ha vineyard are producing quality wines, with the P.D.O. Madiran label for the red wines, for the Pacherencs du Vic Bilh, white dry and sweet wines and for the Béarn Rosé wine. On the other 75 ha of land, attached to the vineyard, mostly corn is being grown. The property also features 7 ha of woods, two irrigation lakes that provide the estate with the necessary water. The buildings (House, offices, storage buildings and winery) represent 750m².

From the road, a private track leads through the vineyards to the heart of this magnificent estate. The winery buildings are organized around the main courtyard : a reception hall and wine tasting area of 80m², offices on 64m², the wine storehouses and conditioning areas. The wine making areas with a 4000hl production capacity are made of 3 wine presses, the stainless steel vats with temperature regulation, the filtration material as well as a bottling line. The wine-ageing area is an underground cellar of 140m² with a 300 barrels capacity. Close to the cellar is a 140m² insulated storage building for the wine bottles. It is attached to the shipment place (88m²). On the South side, facing the Pyrenees is the family house, on two storeys, completing the property.

Two additional building also belong to the estate : a little country house from 1778, used as a company accommodation and another older house, at the entrance of the estate, with two storeys of rental flats. A storage shed used for the farm material is close by.

All these building are in good condition. The offices and the reception hall have been restored between 1995 and 2012 (with access for handicapped persons). The wine making areas have been built in 1990 and the wine ageing cellar in 2000. The three living houses are in compliance with the current standards.

The legal structure of the estate is based on two companies : a farming company with limited liability for the wine production and a private limited company for the commercialisation, allowing the merchant status that gives more opportunity to sell the wine and other related products at the estate, adjust to the markets demands and access to its needs (through central buying services).

The yearly wine production reaches 180.000 bottles of red wine and 17.000 bottles of white wine, with some rosé wine as well. The current stock, about 500.000 bottles represents a 2 million Euro capital. This production could be doubled with the 20 ha of land currently used for cereal growing; they could become an additional vineyard, benefiting from the same P.D.O. label.

The 75 ha of drained and irrigated land, mostly used for corn growing are generating a comfortable income and benefit from farm subsidies. All the material (farm machinery, wine making equipment, vats, wine presses, filters...) will be sold with the estate.

This property, in full operation, offers has a lot of assets :
- a healthy and well kept vineyard with regularly replanted plots, a quality soil made of Jurassic calcareous pebble and facing South-East as well as worldwide famous wines, sold in many countries.
- a diversified production, with 75 ha of cereal representing a good profitability and the possibility to convert 20 ha of those into vineyards.
- modern installations and equipments (wine storage houses, equipment and material) as well as an important real estate property made of 750m² of building and three living houses.
